A NOTE FROM SMITH SPENCER:
It’s May in Charleston, which means two things: your HVAC is starting to write its own obituary, and it’s Preservation Month, an architecture-lover’s annual excuse to wax poetic about cornices, chimneys, and clapboard siding.

Charleston is a living museum of American architecture and the real estate here isn’t just about location, location, location—it’s also about stories. Buyers aren't just purchasing homes; they’re becoming stewards of history. Our buildings have survived hurricanes, wars, a really big earthquake, and the occasional misguided home renovation. And thanks to passionate preservation efforts, you can still buy a home that was built before indoor plumbing was a thing—and now has six bathrooms and central air. Progress, y’all.

Unique to our city, the 'Charleston Single' is a masterclass in design for both beauty and climate. Narrow street-facing facades, open piazzas, and clever cross-breezes were born of necessity—and have stood the test of time. These homes remind us that preservation isn’t just about aesthetics; it’s about livability. And yes, the front door that doesn’t go to the front of the house? It’s not a mistake. It’s just Charleston being her quirky li’l self.

Our skyline is (thankfully) not filled with skyscrapers; instead it rises proudly with steeples, cupolas, and centuries-old stories. This time of year, we invite you to walk a little slower, look a little closer, and fall in love again with the timeless elegance of Charleston real estate. Whether you’re preserving history or just admiring it from the sidewalk, May is the perfect time to celebrate what makes Charleston’s homes so special: never-ending charm, enduring character, and just enough eccentricity to keep things interesting.

We also invite you to engage with the Preservation Society of Charleston to learn about their work and all they do for this city that we all adore. If you’re on the socials, we highly recommend you go follow Brittany Lavelle Tulla and listen to our podcast interview with her here… be warned: you will become obsessed with her work.

Your preservation enthusiasts,
Erin & Stacy

P.S. Eleven shopping days until hurricane season.
